Know What Makes Titwala The Best Option For Investment Near Mumbai
With relatively reasonable prices, robust infrastructural growth, excellent connectivity and good returns on investment, Titwala is developing as the next destination for investment. Hridesh Pathak, who departed Mumbai in 2001 for the UAE, now plans to engage in the real estate sector of the city. He became uneasy after learning about Titwala from one of his local acquaintances. "I was aware that the area is general among travellers looking for spiritual fulfilment, and I had before stayed it numerous times for its renowned temple, but assuming that it is a desirable location for affordable homes seemed far-fetched. However, because of the area's recent transformation into a residential zone, the reduced ticket size, the geography, and the planned improvements, it promises to generate sizable returns."

This property destination is fast evolving as an investment magnet with a reasonable ticket size. Titwala is a small town near Kalyan that is located on the banks of the cyclical river, Kalu. It shelters an area of 507.881 hectares and has been famous for the Siddhivinayak Mahaganpati Temple. What makes it a gorgeous proposition from the viewpoint of the property market, is that Titwala is the third railway station on the central railway from Kalyan Junction on the CST-Kasara way of the central line and the time wanted to travel via train from Kalyan is approximately 15 minutes. By road, Titwala is around 15 km from Kalyan. The adjacent international and domestic airport from Titwala is around 75 km from Mumbai.

Local train terminals are also situated at Titwala. At the Titwala station, Titwala local trains (TL) departing from Chhatrapati Shivaji Terminus (CST) come to an end. Local trains on the central railway are further extended to the Titwala station-stopping stations of Asangaon and Kasara. This primarily religious tourist destination is transitioning into a neighbourhood with a higher population and style of living. For those wanting reasonable housing, its close proximity to the main Kalyan terminal (20–25 kilometres) is appealing.

Santosh Naik, MD and CEO, of Disha Direct, maintains that Titwala is the local station on the central railway and this is its main advantage for it. Till a few years ago, it was a second home and farm destination but now it is developing as a budget residential destination.

"Many residential facilities are coming up and people are obtaining these flats as budget homes. The regular capital value of the residential property in the region is around Rs 3000 per sq. ft and the regular ticket size is around Rs 20 to Rs 30 lakhs," says Naik.

Mr. Mohan Tharwani, managing director, of Tharwani Infrastructures preserves that Projects in Titwala assistances with excellent connectivity, thanks to the Kalyan-Ahmednagar Highway and NH-3 and good wide roads as well. The Titwala-Ambivali road is a busy major road within this locality as well. Besides, it provides a relatively nonviolent and serene environment, with vast open spaces. The nearest commercial centres are Bhiwandi and Ambernath (20-23 km).

"Titwala also has a number of excellent schools for example King George High School and KMT Public School, and a few hospitals. It has regeneration facilities close by, such as water parks and resorts like Ammu Water Park & Resort, and Shree Ganesh Park. The moderately reasonable property prices in Titwala have led to an important rise in demand for residential flats," adds Tharwani.
